Investing in Real Estate

When thinking of where to invest your capital, there are obviously many choices. Investing in real estate isn’t the only opportunity. The most common places to invest funds today are:

  • Stocks, bonds and mutual funds
  • Bank accounts
  • Personal residence
  • Investment property
  • Precious metals (gold, silver, etc.)
  • Start-ups

The reason most people think of stocks, bonds and mutual funds first is because it’s often the only choice offered to them for their workplace’s 401(k)! We’re naturally conditioned to think that we can only invest in stocks and bonds. It often seems as though there’s some hidden force trying to keep people from understanding how to truly make money.

As real estate investors, we obviously know the truth is very different. Investing in real estate, if done properly, can be a key to massive profits. If you were to compile a list of the world’s wealthiest people, you’ll find real estate holdings make a vast majority of their assets. That’s not by accident.

However, the WAY in which people invest in real estate can vary dramatically — as can the profits:

  • Invest in their own home
  • Flip houses
  • Buy cash flowing rental properties (landlord)
  • Buy land and develop
  • Invest in commercial properties

As you can see from the above (which is not a complete list), there is a diversity of investors out there. The strategies will differ considerably between, say, flipping residential houses and investing in commercial properties, as will the criteria for investing. However, there are substantial profits to be made in each.

The reasons that people invest in real estate, no matter the strategy or niche, are generally universally acknowledged:

  • You can buy at less than market value
  • You can actively increase the value of your property
  • You can capture cash flow and appreciation at the same time
  • You can use creative financing for your purchases
  • Your investment is largely unaffected by outside events (compared to stocks) — it is LOCAL
